Whether you are buying, selling or maintaining your home, Lighted Way Home Inspections provides professional and quality service from the moment you call us. Clay will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by the State of Texas.
After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, that will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.
HOW LONG DOES THE INSPECTION LAST?
When you book your inspection services, we will send you a confirmation e-mail with an estimated time of completion for your specific inspection services.
HOW DO I PAY FOR MY INSPECTION?
We will send you an e-mail confirmation of the planned services, a link to sign the pre-inspection agreement form, and a link to pay by card. We also accept cash, check, or card on-site.
IS IT OK TO ATTEND THE INSPECTION?
Absolutely. We encourage you and your agent to attend the inspection. At the completion of the inspection, we will walk you around the home and go over your inspection details.
What should I be looking for?
We include 50+ photos with every report. The report is broken down into areas of maintenance/improvements, defects/deficiencies, and defects that are safety hazards.
In addition to the PDF report required by the State of Texas, we will provide additional links to our software system’s modern, media-based report.
